SELECTING A TENANT

We believe the SELECTION of tenants to be the most important part of any management. Matching tenants to properties is a skill obtained over many years of experience.  All applicants are interviewed and their references checked before a decision is made, where possible, we consult you before final selection.  All prospective tenants are shown over the property personally.

Tenants are fully briefed on their obligations and responsibilities; this eliminates potential problems.

INSPECTIONS AND INVENTORIES

Full and detailed inventories and condition reports are prepared prior to the tenancy commencing.  We do a full check of inventories and further condition reports when tenants vacate.

REGULAR INSPECTION OF PROPERTIES

Inspections are conducted on regular intervals. A record of each internal inspection is sent to you.

ARREARS OF RENT

By selecting the right tenants this is rarely a problem.  However, if it occurs you will be kept informed.

REPAIRS AND MAINTENANCE

 

All repairs are consulted to you before any repairs are made.  Quotes for major repairs are obtained and all receipts are forwarded to you. Copies are kept on file in our office in case they are needed.

GARDEN

 

Notes are sent to tenants in early summer to remind them about watering the garden and making satisfactory arrangements before going on holidays.

ADVERTISING

 

All inquiries for rental properties are recorded which often means that no advertising is required.  Where properties are advertised we charge a one off fee of $110.00 including GST for Domain, Real Estate.com and All Homes.

STATEMENT OF ACCOUNT

Many tenants pay rent fortnightly in line with their salary etc. payments.  A minimum of two pay outs per month are made to you; more if required.

 

PAYMENT OF DISBURSEMENTS

Disbursements on your behalf including insurance, rates, mortgages etc. can be made; NO charge is made for this service.

FEES-

Our fees for leasing and management of residential properties reflect the quality of service we offer.

MANAGEMENT FEES -     7% plus GST of rent collected

LETTING FEES -                One week’s rent plus GST

ADVERTISING FEES -       $140 plus GST (if advertising is necessary)

 

Other              Nil - No extra costs at all

No charges are made for inspection reports, inventory preparation, arranging repairs, maintenance, payments, compliance with Bond Legislation, telephone, postage and stationary etc. these charges can easily add up to 2-3% of rent.

Statutory Government bank Charges GST is charged on commission, (conditions apply).

MARKET CONDITIONS

 

We constantly monitor and make submission to the relevant authorities on proposals to change tenancy legislation. Owners are kept informed.

Failure to comply with Legislation (including bond) can result in heavy fines (up to $5000), this is our responsibility.
